Signs your wiring or fuse board needs attention

None of these mean the house is about to burn down. All of them mean it's worth having someone qualified put eyes on it.

The board keeps tripping

An occasional trip is a faulty appliance. A board that goes repeatedly, or won't reset, usually points to a circuit fault or deteriorating insulation.

Old-style fuses or no RCD

Rewireable fuse wire, or a plastic board with one or two big switches and no test button, means no RCD protection against electric shock.

Lights dim or flicker

Especially when the kettle or shower goes on. Often a loose connection or a circuit carrying more than it was designed for.

A faint burning smell

Near a socket, switch or the board itself. Scorch marks or warm faceplates are the same signal. This one is worth a call today.

Rubber or fabric cable

Common in houses wired before the mid-1960s. The insulation goes brittle and cracks away from the conductor, and it can't be patched.

Two-pin or round-pin sockets

Along with no sockets upstairs, black rubber cable in the loft, or a wooden-backed fuse box. All point to an installation past its service life.

Worried about the power being off all day? On a board change we restore circuits progressively through the day rather than switching everything off from first thing. You'll normally have kettle, fridge and Wi-Fi back within a couple of hours.

Every quote we write covers the same schedule. It's the part most people only find out about halfway through the job — so here it is in advance.

Design & set-out

A circuit schedule agreed with you before a single cable is run. Lighting set out to the room and the furniture in it, not to whichever joist happened to be convenient.

Materials & specification

18th Edition metal-clad consumer unit, RCBO protection on every circuit, surge protection fitted as standard, and accessories chosen with you rather than whatever was already on the van.

Protection of your home

Dust sheets and floor protection down before tools come out, boards lifted and re-laid properly, and the site swept at the end of every day. We leave it as we found it.

Testing

Full dead and live testing to BS 7671, recorded circuit by circuit. You get the schedule of results in your hand, not filed away somewhere you'll never see it.

Certification

Electrical Installation Certificate or Minor Works Certificate as the job requires, self-certified under our NAPIT registration.

Handover & aftercare

A properly labelled board, a plain-English walk-round of what changed and why, and a guarantee on our workmanship. Call us afterwards and you get the person who did the work.

Costs depend on the property, the state of the existing installation and what you want out of it — which is why we survey before we price. What doesn't change is everything above.

Why it's worth doing early

Old wiring never announces itself.

It shows up as a board that keeps tripping, a socket that's warm to the touch, or a survey that stalls a house sale three weeks before completion. By that point it's urgent — and urgent always costs more than planned. Having it looked at while it isn't urgent is the entire point of a free assessment.

Questions

The things people ask us most.

Can we live in the house during a rewire?

Usually yes. We work room by room or floor by floor, and leave you with power and lights in the parts of the house you're still using at the end of each day. It's dusty and disruptive, but most families stay put. If the property is empty it's faster and cheaper, so tell us either way when you ask for the quote.

How long will the power be off for a fuse board change?

The supply comes off for the changeover itself, but we restore circuits progressively as they're tested rather than leaving everything dead until the end. In practice you'll normally have the fridge, kettle and router back within the first couple of hours, and the full installation live and certificated by the end of the day.

Does old wiring affect my home insurance?

It can. Insurers increasingly ask about the age of the installation and when the fixed wiring was last looked at. An 18th Edition board with RCD protection, and a certificate for the work we've done, answers most of what they ask. Check your own policy wording, as we're not able to advise on your cover.

Do I need a new consumer unit if the old one still works?

Not automatically. Working isn't the same as safe, though. If yours has rewireable fuses, no RCD, no test button, a wooden back or visible scorching, it predates the protection that current regulations require and it's worth changing. If it's a modern board in good condition we'll tell you to leave it alone.

Will you make good after chasing the walls?

Not the plastering. We're electricians, not plasterers. We chase the walls, run the cable, fill the chase so it's safe and tidy, lift and re-lay floorboards properly and sweep up at the end of every day. Skim plastering and decorating are separate trades, and most customers have their plasterer follow us in.
